Plain concrete flatwork runs about $6 to $12 per square foot installed across the country in 2026. We do not post a Nashville price list. Two yards a street apart can price very differently here, because one has rock a foot down and a steep grade and the other has deep clay and a flat lawn.
The price ranges on this page are national figures published by HomeGuide for 2026. They are not quotes from The Nashville Concrete Guys. Local wages, ready-mix prices, truck access, slope and what is under your yard all move the real number. Last checked October 2026.
How much does a concrete driveway cost?
The national range for a concrete driveway is $6 to $15 per square foot, which comes to $2,400 to $8,600 for a two-car driveway. Plain broom-finished work is $6 to $10 per square foot and basic decorative work is $10 to $15. Around Nashville, slope, length and tear-out of the old drive are the items that push a job up or down inside that range.
| Driveway | National installed cost |
|---|---|
| Plain, per sq ft | $6 to $10 |
| Basic decorative, per sq ft | $10 to $15 |
| 20x20 (400 sq ft) | $2,400 to $6,000 |
| 24x24 (576 sq ft) | $3,500 to $8,600 |
How much does concrete cost per square foot?
A concrete slab is $6 to $12 per square foot installed, going by the national figures. Thickness changes it: a 4-inch slab is $6 to $8 per square foot and a 6-inch slab is $8 to $10. That price is for grading, base stone, forms, the concrete, finishing and labor. Breaking rock, hauling off old concrete and pumping to a back yard are extra lines when a site needs them.
How much does a concrete patio cost? What is a fair price for a 20x20 patio?
A plain patio is $4 to $12 per square foot nationally, and a stained or stamped one is $8 to $30. For a 20x20 patio, a fair national range is $1,600 to $4,800 plain and $3,200 to $12,000 stained or stamped. A plain 12x12 is $600 to $1,700. No separate row is published for 12x20 or 16x20, so multiply your square feet by the per-foot range to get a rough bracket.
How much does it cost to pour a slab for a 24x24 garage or a 30x40 shop?
HomeGuide publishes $600 to $1,200 for a 10x10 slab, $860 to $1,700 for a 12x12, $2,400 to $4,800 for a 20x20 and $5,400 to $10,800 for a 30x30. It has no row for 24x24 or 30x40. Plain arithmetic from its $6 to $12 per square foot figure gives $3,460 to $6,900 for a 24x24 (576 sq ft) and $7,200 to $14,400 for a 30x40 (1,200 sq ft). A building slab also needs footings or thickened edges, and those are priced from the plans.
How much is a yard of concrete?
Ready-mix is $119 to $147 per cubic yard nationally, delivered within 20 miles. That buys the material in the truck and nothing else. On most jobs the concrete is a small share of the bill next to grading, stone, forms, steel, finishing and cleanup, so the per yard price is a poor guide to what a finished driveway will cost.
How much does it cost to remove and replace an old driveway, with the old concrete hauled away?
To remove and replace a driveway, add two published ranges together. Removal is $3 to $8 per square foot nationally with disposal, or $1,200 to $4,500 for a whole driveway. The new driveway is then $6 to $15 per square foot. When a job needs tear-out, our quote shows breaking out and hauling away the old slab as a separate line so you can see it.
How much does stamped concrete cost next to plain? What about color or stain?
Stamped concrete is $8 to $19 per square foot nationally, against $6 to $10 for a plain driveway or $4 to $12 for a plain patio. Published examples: a 20x20 stamped patio at $3,200 to $7,600, a two-car stamped driveway at $6,900 to $10,400 and a 4x20 stamped walkway at $800 to $1,700. There is no published upcharge for color or stain on its own, so we print no number for it. We price it once we have seen the slab and you have picked a color.
How much does a concrete walkway cost?
A concrete walkway or sidewalk is $7 to $17 per square foot installed, by the national figures. At 4 feet wide that works out to $28 to $68 per linear foot, and $1,400 to $3,400 for an average job. Steps on a sloped Nashville front yard are a separate item with no published figure, so we price them on site.
How much does a concrete retaining wall cost?
A concrete retaining wall cost of $3,000 to $10,000 is the national average, or $45 to $270 per linear foot, or $15 to $45 per square foot of wall face. Hilly lots are common here, so walls are too. Height, the footing, rock in the trench and the drain behind the wall decide where yours falls.
How much does a parking pad or sidewalk cost for a small business?
We cannot give a figure for a small business parking pad or lot, because no national number was published for commercial paving. Those jobs are priced after a site visit. Truck weights, drainage, the accessible route from parking to the door and any work in the public right of way each change the design. A simple walk beside a building starts from the walkway range above.
I have three quotes for the same patio and they are far apart. Which one should I trust?
Trust the one that tells you what you are getting. When three quotes are far apart for one patio, the difference is nearly always in things hidden once the slab is poured: inches of stone, inches of concrete, steel, joint spacing, whether rock removal is covered and who hauls the dirt. Ask each contractor to write those down. Then you are comparing the same job three times.
The contractor wants extra for a gravel base after demolition. Is that fair?
Sometimes it is, but the terms belong in the quote before work begins. No one can see under an old slab. If the crew pulls it up and finds soft wet clay, a void or buried rubble, the added stone is a real cost. A careful quote names a unit price for extra base ahead of time. If someone asks for extra for the gravel or stone with nothing written down, go and look at the ground, take photos and get the change in writing before you say yes.
How do I know if a concrete quote is fair?
A quote is fair when the total sits within the published range for that kind of work and the paper lists what the money covers. You should see square feet, thickness, base depth, reinforcement, joints, finish, tear-out, haul-away, cleanup and a payment schedule. A bare total on one line cannot be judged at all, cheap or not.
