Hermitage takes its name from Andrew Jackson's home, and it sits on the east edge of Nashville between the Stones River, Old Hickory Lake and Percy Priest Lake. With water close on several sides, parts of it are low, and the dam at Percy Priest is just upstream. The homes are mostly from the 1960s through the 1990s: split-levels and ranches on sloped lots, many with a drive that runs downhill to a basement garage. Those drives are a common call for us. Water follows the slab straight to the garage door, and the old concrete at the bottom has often sunk. We rebuild them with a drain or a raised lip at the door. Clay soil here holds water against basement walls, so we also see leaning yard walls and damp slabs.
