How Much Does Concrete Repair Cost in Nashville?

Concrete repair cost in Nashville for 2026: cracks, sunken slabs, leveling, mudjacking or foam, flaking surfaces, trip hazards and resurfacing.

How Much Does Concrete Repair Cost in Nashville?

Minor concrete repairs run $100 to $400 nationally and bigger ones $600 to $3,000. Before any repair is priced in Nashville, the useful question is why the slab failed. Here the answer is usually water getting under it or clay moving with the seasons.

The price ranges on this page are national figures published by HomeGuide for 2026. They are not quotes from The Nashville Concrete Guys. Local wages, ready-mix prices, truck access, slope and what is under your yard all move the real number. Last checked October 2026.

Can cracked concrete be repaired or does it need to be replaced?

It can be repaired when both sides of the crack sit at the same height and the slab does not rock. That kind of crack gets cleaned and sealed so water stays out. It needs to be replaced when one side has dropped, the pieces move underfoot or the slab has broken into a web of small sections. At that point the base has failed and sealing the top does nothing for it.

Why is my concrete driveway cracking?

Most often because the clay under it moves. Middle Tennessee clay swells through a wet winter and shrinks in a dry late summer, and a thin slab with no steel cannot ride that out. Other common reasons here are a downspout or hillside runoff washing out the base, tree roots, joints spaced too far apart, heavy trucks on a 4-inch slab and, now and then, a void in the limestone below.

Why is my concrete sinking, and can it be leveled?

It sinks because the support under it is gone, and yes, a slab in one piece can usually be leveled. Around Nashville the support goes in three ways. Fill dirt beside a foundation was never packed and settles for years. Running water carries soil out from under an edge. Or clay dries and pulls away. Leveling pumps material under the slab to fill the gap and raise it back.

How much does concrete leveling cost?

The national concrete leveling cost is $3 to $12 per square foot, with a typical job at $700 to $5,000 and a minimum job fee of $300 to $700 at most companies. Mudjacking is $4 to $9 per square foot. Foam lifting is $8 to $25 per square foot.

Mudjacking or polyurethane foam: which is better?

It depends on the slab and the cause. Mudjacking uses a sand and cement slurry through holes about the size of a golf ball. It is cheaper and fills big voids well. Foam goes in through small holes, weighs very little, cures in minutes and costs more. Under a slab where water still runs, slurry can wash out again, so fixing the water comes first with either method.

Is foam lifting a permanent fix, or will the slab drop again?

It is a permanent fix only if what caused the drop has stopped. The foam does not break down in wet ground. But a slab over loose fill that is still settling, or beside a downspout that still dumps at its edge, will move again no matter what was pumped under it. Ask the lifting company what they think caused the void and what their written guarantee covers.

Can concrete be resurfaced instead of replaced? How long will a resurfaced old patio last?

Yes, concrete can be resurfaced instead of replaced if the slab is solid, level and not moving. Resurfacing costs $3 to $7 per square foot nationally, $6 to $20 for a decorative or stamped overlay, and $1,200 to $2,900 for a two-car driveway. On an old patio with hairline cracks and a flaking top, resurfacing can last for years when the surface is ground clean first and water drains off it. We give no fixed number of years, because it depends on the slab below. Cracks that open and close will show through again.

Why is my concrete spalling or flaking? Can a flaking surface be repaired without replacing it?

Spalling or flaking in Nashville usually traces to freeze and thaw. We get many nights each winter that dip below freezing and climb back by afternoon. Water in the top of the slab freezes, expands and pops the surface, and deicing salt makes it worse. A mix without air entrainment, or a surface finished with too much water, is the weak point. A flaking top can be repaired when the damage is shallow: the loose layer is ground off and a bonded resurfacer goes on. Deep or widespread scaling means that section is replaced.

Why is my driveway lifting or heaving?

A driveway that is lifting or heaving here is most often being pushed by a tree root or by clay that has swelled with water. True frost heave is uncommon, because the ground in Middle Tennessee does not freeze deep. Check too whether one panel rose or its neighbor sank. They look the same from the street and need different repairs.

Can you pour new concrete over old concrete?

It is possible to pour over old concrete, but it is the right call only in a narrow set of cases. The old slab must be sound, and there must be room to raise the surface without blocking a door, a garage or the drainage. Every crack and joint below will come up through a thin new layer. If the old slab is broken or sinking, remove it.

Can I patch a wide crack, or will the patch pop out?

You can patch a wide crack, and the patch stays if the crack is not moving. The crack is cut out to clean edges, filled and sealed. In clay that swells and shrinks each year, many wide cracks do move, and a rigid filler breaks free. For those, a flexible sealant that stretches with the slab is the repair that holds.

How do I fix a sunken walkway that is a trip hazard? Can a raised edge just be ground down?

For a small lip, yes, it can be ground down. Grinding is the lowest-cost cure for a trip hazard when the height difference is about an inch or less, and it leaves a rough, pale strip. A larger drop is fixed by lifting the low panel or pouring a new one. If the walk is the public sidewalk along the street, the Nashville Department of Transportation is responsible for it, so report it through hubNashville instead of paying for it yourself.
