Are cracks in my foundation serious or cosmetic?

Thin vertical cracks in a poured foundation wall are usually cosmetic. They come from shrinkage as the wall cured. More serious signs are a horizontal crack in a block wall, stair-step cracks that widen, a wall that bows inward, cracks wider than about a quarter inch, or doors and windows above that start to stick. Mark the ends of a crack with a pencil and a date. If it grows, call a structural engineer.

My front steps are pulling away from the house. What causes that?

Steps pulling away from the house are settling on loose backfill. The soil against a foundation was dug out and put back when the house was built, and it keeps sinking for years, faster where a downspout soaks it. The steps tilt and a gap opens at the top. If the steps are sound they can be lifted and the gap sealed. If they are cracked through, we replace them on a compacted base.

My garage floor has dropped on one side. Is that a leveling job or a foundation problem?

If only the floor has dropped and the walls are straight, it is usually a leveling job. A garage floor is often a separate slab that floats inside the foundation walls, and it sinks when the fill under it settles. If the walls show new cracks, the door frame has gone out of square or the roof line dips, the foundation itself may be moving. In that case an engineer should see it before anyone lifts or replaces the floor.

My retaining wall is leaning after heavy rain. Is it going to fall?

A retaining wall that starts leaning after heavy rain is being pushed by wet soil. Clay holds water, and saturated clay weighs far more and presses harder. The usual cause is no drain behind the wall or blocked weep holes. A slight lean that is not changing can sometimes be relieved by restoring drainage. A wall that leans more each storm, bulges or has cracked should be kept clear of and rebuilt with a proper footing, gravel backfill and a drain pipe.

I was quoted $18,000 for piers on a basement wall crack and $1,500 to seal it. Which is right?

They answer different questions. The $1,500 job stops water coming through the crack. The $18,000 job stops the foundation moving. If the crack is thin, stable and only leaks, sealing may be all it needs. If the wall is bowing or the crack is growing, sealing hides the symptom. National figures give $250 to $800 for minor crack repairs and $4,500 to $20,000 for settling, sinking or bowed walls. Before spending the larger sum, pay an independent structural engineer who sells no repairs to tell you which problem you have.

My basement or slab floor is damp and shows white powder. What is it?

The white powder is efflorescence. Water moves through the concrete, evaporates at the surface and leaves mineral salts behind. It brushes off and is harmless in itself, but it shows that moisture is coming through. In Nashville the source is usually wet clay outside the wall or under the slab. Fix gutters, downspouts and yard grading first. National figures put fixing foundation leaks at $2,000 to $12,000 when the work goes beyond that.

How deep do footings need to be here? Does frost matter?

Footings must reach below the frost depth set by the local building code and down to firm soil or rock. Frost depth in Middle Tennessee is shallow compared with northern states, but it is not zero, so footings and wall bases are not poured at the surface. We did not confirm the exact figure in the Metro code, so we follow the permit and the inspector. Reaching solid bearing through soft clay often decides the depth more than frost does.

Do earthquakes matter for concrete in Nashville?

A little. Middle Tennessee is some distance from the New Madrid seismic zone in the west of the state, and it can feel a large quake from there. For home flatwork this changes nothing. For foundations, tall retaining walls and commercial buildings, the building code sets seismic design requirements and the engineer applies them.

Does a concrete retaining wall need drainage?

Yes, always. Behind the wall there should be clean gravel, a perforated pipe at the base leading out to daylight, and weep holes through the wall. On a hillside lot, a shallow swale above the wall to turn surface water aside helps as well. Most failed walls we take down had none of these.
